5 Stages to Selling Your Home: #4 Preparing for Showings

So far you’ve found the right realtor, decluttered your home and staged it.  Next you need to ensure you’re prepared for showings.  With your home officially listed you can expect there to be open houses or individual showings. Here’s how you can prepare to ensure those are less stressful but successful!

Clean Thoroughly

Obviously, your home is being lived in while you try to sell it, but it’s important to keep it clean. Clean every room, including floors, carpets, windows, and surfaces. Pay attention to details like baseboards, light switches, and doorknobs and eliminate any odors opening windows for ventilation.  We do not recommend using air fresheners or scented candles as it may seems to prospective buyers that you’re trying to mask or hide something.  A thorough cleaning, opening a window and if need be lighting an unscented candles for a few minutes or turning on the exhaust fan should do the trick! 

Lighting

Maximize natural light by opening curtains and blinds. Add lamps where needed to brighten darker spaces. Ensure all light fixtures have working bulbs and are clean.  Ensure windows are clean so sunlight can shine through. 

Curb Appeal

The first thing a potential buyer sees is the outside of your home.  Make the exterior of your home inviting as well with well-maintained landscaping, ensure your gutters and outside of your windows are clean.  You may even want to power wash any pathways, decks, porches or the exterior of your home.  Consider adding potted plants or flowers for a welcoming touch to the front entryway. If needed think about repainting the front door and ensure the house number is visible.

Fix Minor Repairs

Address any visible issues, such as leaky faucets, squeaky doors, or loose cabinet handles and replace or repair any damaged tiles, flooring, or countertops.

Pets

If possible, remove pets during showings. Hide pet accessories and ensure there are no lingering odors.

Security and Privacy

Secure your valuables and personal items. Leave clear instructions for the showing agent regarding any specific security measures you wish them to take.

Fresh Linens

Put our fresh towels and linens in bathrooms and bedrooms and ensure beds are neatly made.

Finally, conduct a walkthrough yourself before each showing to check for any last-minute issues.  Ensure all lights are on and the overall presentation is inviting.  Remember that the goal is to create a clean, well-maintained environment that allows potential buyers to envision themselves living in the home. Work closely with your real estate agent for guidance on showcasing your property effectively.
